About BCK and what we do
What does Boiler & Chiller Killers do?
We are an HVAC demolition specialist based in Broomfield, serving Denver and the Colorado Front Range. We remove old mechanical equipment so building owners, general contractors, plumbers and mechanical contractors can get on with their projects: boiler demolition, chiller and cooling tower removal, complete mechanical room strip-outs, water heater removal, piping and ductwork tear-out, rigging, and haul-away. If it is old, heavy and needs to come out of a building, that is what we do, and it is all we do.
What makes BCK different from a general contractor or an HVAC installer?
Most GCs and installers are not set up for demolition. They do not specialize in it, they do not want it on their crew's plate, and it is not where their margin is. When they take it on anyway their installation timeline slows down while their people do work they are not optimized for. BCK is purpose-built for HVAC demolition: it is our only focus, the crew is trained for it and the equipment is set up for it. What makes BCK different from other demolition companies?
General demolition companies knock down walls and break up concrete. Mechanical demolition is a different animal: heavy cast iron sectionals, pressurized systems, refrigerant, gas and steam piping, equipment that weighs 7,000 pounds a unit. Our owners have been taking this equipment apart since 2011 and the company has done it on 450-plus jobs since 2017. We show up knowing exactly how to disassemble and extract the equipment without damaging the building and without surprising ourselves halfway through, and we leave every site cleaner than we found it.
Are you insured?
Yes. BCK carries commercial general liability at $1M per occurrence and $2M aggregate, a $5M umbrella, workers' compensation with $1M employer's liability, commercial auto and inland marine. Certificates of insurance, additional-insured endorsements, waiver of subrogation and primary wording are furnished per written contract within one business day of accepting our proposal. Both managing members hold OSHA 30. The limits are listed on our Safety and Credentials page.
What areas do you serve?
Broomfield is home, and we work the entire Front Range every week: Denver, Aurora, Lakewood, Golden, Boulder, Longmont, Loveland, Fort Collins, Brighton, Colorado Springs and everything between. For larger or institutional projects we travel anywhere in Colorado, priced for the overnights. We take select projects in neighboring states within about an eight-hour drive when the job is worth the trip. Reach out and we will tell you straight whether it fits.
Services and capabilities
Do you specialize in boiler removal?
Yes, it is where the company started and why it has the name. We remove cast iron sectional, steel firetube, watertube, steam, hot water, condensing and copper-fin boilers, from residential units to plants in the multi-million-BTU range. The largest we have taken out was 52 million BTU. A 17-section cast iron boiler with its piping is a one-day job for us. Once the client has the system disconnected and isolated, we handle the full disassembly, extraction, haul-away and recycling, including through tight doorways, down stairs, up from basements and out of pits.
Do you remove chillers and cooling towers?
Yes. Air-cooled and water-cooled chillers, rooftop and grade-level cooling towers, condensers and rooftop units are all in scope. Refrigerant is recovered under EPA Section 608 before anything is opened, by our certified tech or a certified recovery partner when the job size calls for one, and it is documented either way. Then we section, rig and haul the equipment, with a crane when that is how it has to leave the roof.
What types and sizes of equipment do you handle?
Boilers of every type from residential to multi-million BTU; chillers of every type; cooling towers; water heaters; air handlers, fan coils and rooftop units; steel, copper and PVC piping with the valves and fittings; ductwork and insulated assemblies; pumps, tanks, heat exchangers and everything else in a mechanical room. We have done single-unit residential jobs and full institutional plant strip-outs. If you are not sure your equipment fits, send photos and we will tell you honestly.
Do you do complete mechanical room strip-outs?
Yes, and they are some of our favorite projects. When a building needs an entire room cleared before a renovation or a full system replacement, we take out the boilers, chillers, pumps, tanks, piping runs, valves, ductwork, air handlers, insulation and supports, cut at the termination points we agree on, and leave the space clean and ready for the next phase. Strip-outs are priced as a single project scope after a site walk.
Do you work on commercial, residential or both?
Both. Commercial work covers office buildings, schools, hospitals, industrial facilities and multi-tenant properties. Residential work is usually a boiler or water heater removal during a renovation or a system upgrade. Commercial jobs are billed on commercial terms; residential jobs are typically one or two days with payment due on completion. Either way the standard for safety, cleanliness and workmanship is the same.
Do you work with property managers, GCs and mechanical contractors?
That is most of how we work. BCK regularly operates as a demolition subcontractor under general contractors, mechanical contractors, plumbing contractors and property management companies. We fit into your structure: formal proposals, W-9 and certificate of insurance for vendor onboarding, statements of work on request, and standard commercial billing. We understand construction schedules, communicate ahead of problems, and stay out of the way of your other trades.
Safety, compliance and responsibilities
Are you certified for refrigerant recovery?
Yes. BCK has an EPA Section 608 Universal certified technician on staff, so recovery can be performed and documented in house. On larger jobs it sometimes makes more sense to bring in a certified recovery partner to recover while we work elsewhere on site; the recovery record comes to you the same way. Nothing is vented, and every job with refrigerant closes with a signed record of pounds by type, cylinders and the receiving facility.
How do you handle asbestos or other hazardous materials?
Older HVAC systems, especially those installed before the mid-1980s, can contain asbestos in insulation, gaskets and pipe wrap. Abatement is licensed work in Colorado and we do not perform it. When asbestos is present or suspected, a licensed abatement contractor retained by the client clears it first, to code, and we coordinate our schedule with theirs. If we find suspect material during a job we stop work in that area and notify you before anyone touches it. Share any asbestos survey or inspection report with us at the walk and it goes into the plan.
Who pulls the permits?
For most mechanical demolition the building owner or general contractor pulls the demolition and mechanical permits, since they are tied to the property and the wider project. We provide whatever documentation those applications need: scope details, insurance certificates, contractor information. Hot-work permits for torch cutting are ours: BCK pulls and carries them, because the hot work is our crew's responsibility on site. The permit split is spelled out in the proposal so nothing falls between the cracks.
What do I need to do before your crew arrives?
The big one: the equipment has to be safely disconnected. Electric, gas and water shut off, capped and locked out by your licensed trades, and the equipment drained and isolated, before we arrive, unless draining is written into our scope. Refrigerant recovered unless we are including that. Beyond that we need clear access to the equipment by the scheduled start, a staging area for the trucks, and anything unusual about the site in writing beforehand: hazardous-material concerns, access restrictions, noise windows, tenant schedules. We confirm readiness a week out and again a day or two before start.
Do you disconnect the gas or electrical?
No. That is licensed-trade work and we do not touch live utilities. We are happy to recommend an electrician or plumber, and we can coordinate them for you if you would rather have one call to make; that cost is added to the job when we manage it.
Process, pricing and logistics
What does the process look like from start to finish?

Within 48 hours of the walk you have a written proposal with scope, termination points, timeline, price and terms, valid 30 days. Your trades disconnect and isolate; we confirm readiness a week out and a day or two before. Our crew arrives with trucks, tools, PPE and rigging and most jobs wrap in one to three days. We walk the cleared space with you, then the closeout package comes with the invoice.
How much does a boiler or chiller removal cost?
It depends on equipment size, access and schedule, but roughly: a residential boiler or water heater removal runs a few hundred to a couple thousand dollars; a single small commercial boiler a few thousand; large multi-million-BTU boilers roughly $5,000 to $15,000 and up depending on unit count and access; chillers and cooling towers vary widely with size, location and refrigerant; full mechanical room strip-outs are priced as a project. How long does a typical project take?
Most jobs are one to three days on site. A residential boiler or water heater is a day. A small commercial boiler is one to two. Large commercial boilers are two to three. Chillers and cooling towers are one to three depending on rigging. Complete mechanical room strip-outs run three to seven days depending on volume. Your proposal carries a specific timeline; we build realistic ones rather than optimistic ones.
How do you handle tough access: basements, rooftops, tight spaces?
Tough access is the job. On almost every removal we strip insulation, disassemble the unit and cut it into manageable sections before anything leaves the room; it is rare for a unit to leave intact. Basement rooms with narrow stairs and pit installations, rooftop chillers and towers by crane, tight doorways, multi-story carry-outs, crawl spaces. Tell us everything you know at the walk, photos, measurements and the access route, and we plan the extraction around the access instead of the other way around.
What equipment does your crew bring?
Everything. Haul trucks sized for the job, torches and hot-work gear with permits, winches, rigging straps, skates, dollies and lift equipment, hand, impact and pipe-cutting tools, full PPE for every person, and floor protection and cleanup materials. Cranes, forklifts and other specialty rigging are coordinated as part of the scope and priced as a line in the proposal. From the building side we need safe access and nothing else.
Do you haul away the old equipment and debris?
Yes, haul-away is part of every proposal. Removed equipment, piping, insulation and debris is loaded and taken off site. Salvageable metal goes to recycling; non-recyclable material goes to the appropriate facility under Colorado regulations. When we leave, the space is cleared and swept. No cleanup fees, no debris left behind.
Who gets the scrap value?
By default, scrap and salvage from the removed equipment become BCK property and the value is credited against your price, which is one reason our numbers are what they are. If your organization needs to keep the salvage, tell us before we bid and the job is priced accordingly and the logistics arranged so the metal goes to you or your recycler.
What is your workmanship standard?
No damage to the walls, floors, ceilings or equipment that stays; clear access for the next phase of work; no missed components, leftover piping or skipped cleanup; the site left in the condition described in the proposal or better. Deficiencies identified at the walkthrough, or reported to us in writing within 30 days of completion, are corrected at no cost.
How do change orders work if the scope grows?
Through a written change order: a signed amendment or an email approval referencing the proposal number, with a separately quoted price for the added work. No verbal add-ons and no surprise invoicing. If something new comes up on site we pause, talk it through and get it in writing before proceeding. To be clear, the difficult conditions that come with demolition, stubborn sections and awkward access, are already priced in. Change orders are for new scope you ask for.
What are your payment terms?
Commercial jobs are net 30 from the completion date, with a 1.5% monthly finance charge on balances past due. Residential jobs are due in full on completion, confirmed by your approval of the final walkthrough. Larger projects may carry a mobilization payment at start. We accept check or ACH. Institutional and government clients with longer cycles can discuss terms during the proposal phase.
How far out should I book?
Residential and small commercial jobs usually book one to three weeks out; larger commercial projects that coordinate with other trades three to six weeks. Summer and fall get tight. If you know a boiler, chiller or mechanical system is coming down in the next few months, reach out sooner and get on the calendar; the exact date can firm up closer in.
