Chiller and Cooling Tower Demolition

Chillers are heavy, full of refrigerant, and usually in the worst possible place. Cooling towers are on the roof. We take both out: refrigerant recovered and documented first, then the shell cut and rigged, then the crane if that is how it has to leave.

How it goes

The way we do it

  1. 01

    Recover the refrigerant

    Before anyone opens a line. Our EPA 608 Universal certified tech recovers it, or a certified recovery partner does when the job size makes that the smarter call. Either way it is weighed, cylindered and documented.

  2. 02

    Plan the path

    Water-cooled machines leave basements in cut pieces. Air-cooled units and towers leave roofs by crane or in sections down the stairs. The path decides the sequence.

  3. 03

    Cut and rig

    Shells, tube bundles and frames sectioned for the route. Skates, winches and chain hoists inside; crane coordination on the roof.

  4. 04

    Haul and document

    Copper and steel to the yard, credited against your price. The recovery record goes in your closeout.

Before we arrive

Your side of the line

Every proposal spells this out. It is what keeps the job safe and the price honest.

  • Gas, electrical and water disconnected, capped and locked out by your licensed trades. We don't touch live utilities.
  • Equipment drained and isolated before we arrive, unless draining is written into our scope.
  • Refrigerant recovered by an EPA-certified tech before we open anything, unless recovery is written into our scope (it can be).
  • Clear access to the room and a place to stage the trucks by the scheduled start.
  • Anything unusual about the site in writing before start day: tenant schedules, noise windows, hazardous-material reports, access restrictions.

Straight answers

What happens to the refrigerant?

It gets recovered into DOT cylinders by type, weighed, and either reclaimed or sent to a certified reclaimer with a record showing pounds, cylinders and the receiving facility. Nothing is vented. On big jobs a certified recovery partner may do the recovery while we work elsewhere on site; the documentation comes to you either way.

Do you handle the crane?

Yes. We coordinate the crane, the pick plan and the street or roof logistics, and it is priced as a line in the proposal so there is nothing to arrange on your side.

Can you remove a chiller while the building is occupied?

That is the normal case. Basement chiller rooms in office towers, schools between semesters, hospitals with a central plant running next door. Protected paths, scheduled windows, no surprises for the people upstairs.
