Mechanical Room Demolition and Strip-Outs

Everything between the walls. When a building is replacing its whole plant, or a tenant floor is going back to bare, we clear the room: equipment, piping, ductwork, hangers, all cut at the termination points we agree on and hauled out, and the floor swept for the next trade.

How it goes

The way we do it

  1. 01

    Agree the termination points

    Where our cuts stop and the building's systems continue is decided at the walk and written into the proposal. Nothing past those points gets touched.

  2. 02

    Sequence for the building

    Occupied buildings get protected corridors, scheduled freight windows and daily broom-clean turnover. Multi-floor work runs floor by floor.

  3. 03

    Strip it

    Equipment first, then piping and duct, then hangers and supports. Sectioned for the elevator or the stairs, staged, hauled.

  4. 04

    Hand it over clean

    Broom-clean, photographed, and if your new equipment is on site we can help set it on the cleared pad.

Before we arrive

Your side of the line

Every proposal spells this out. It is what keeps the job safe and the price honest.

  • Gas, electrical and water disconnected, capped and locked out by your licensed trades. We don't touch live utilities.
  • Equipment drained and isolated before we arrive, unless draining is written into our scope.
  • Refrigerant recovered by an EPA-certified tech before we open anything, unless recovery is written into our scope (it can be).
  • Clear access to the room and a place to stage the trucks by the scheduled start.
  • Anything unusual about the site in writing before start day: tenant schedules, noise windows, hazardous-material reports, access restrictions.

  • Capping or reconnecting building systems past the termination points (your mechanical contractor)

Questions we get

Straight answers

What does "cut at the termination points" mean?

It means we cut the pipe or duct exactly where you and we agreed at the walk, and we stop there. We don't cap, plug or reconnect what remains; that belongs to your mechanical contractor, who is going to tie in new work anyway. The proposal lists the points so there is no argument on the day.

Can you clear a room while the building is running?

Yes. That is most of what we do. Freight elevator windows, protected paths, dust control and daily turnover keep tenants, students and staff out of it.

Will you set the new equipment?

If it is on site when we finish, we can rig it onto the cleared pad as placement only. Piping, wiring and startup are your installer's.
