Twenty stainless vessels out of an occupied office tower

A ground-floor process plant inside a working office tower, with tenants above, a lobby next door, and one vessel hanging 24 feet up in a glass atrium. Every piece had to come out through the building's own paths, on the building's schedule.

The job

What we walked into

Twenty 316-stainless vessels, one with a large hopper, in rooms that were never designed for them to leave. The building stayed open the entire time: freight elevator windows, protected corridors, lobby traffic, property-management housekeeping standards. The atrium vessel was a display piece mounted 24 feet up behind glass, in the most visible spot in the building.

The approach

How it went

Sequenced the rooms so the crew was never working across a tenant path during business hours; scheduled freight windows for haul-out.
Sectioned each vessel where it stood, sized for the elevator and the corridors, and moved sections on skates and dollies with floor protection down the whole route.
Planned the atrium vessel as its own operation: controlled descent from the mount, protection for the glass and the floor below, and a haul route cleared before the first cut.
Photographed each room before, during and after, and tracked salvage by the vessel.

The result

Handed back

All twenty vessels out within the contract term, the atrium reopened to the building without damage, and a signed closeout package delivered with the final invoice. The client added a second contract, the commercial kitchen, while this one was still running.
